How I Saved Money Through YEIDA’s RPS08(A)/2024 Scheme

Recently, I came across an exciting plot draw scheme RPS08(A)/2024 introduced by the Yamuna Expressway Industrial Development Authority (YEIDA) that not only helped me save money but also secure a valuable asset for the future. Here's how I did it.


About the RPS08(A)/2024 Scheme

🗓️📍💰 The YEIDA RPS08(A)/2024 scheme was launched on October 31, 2024 on Diwali, and applications were open until November 30, 2024. The scheme offered residential plots in the rapidly developing Sector 24A along the Yamuna Expressway. With a transparent draw process and competitive pricing, it provided a golden opportunity for homebuyers and investors alike. 

Payment Options for Registration Amount:

💵 The registration amount could be paid in two ways:

  1. Direct Payment: By paying the full 10% registration amount upfront. For example, ₹310,800 for a 120 sq. meter plot.
  2. Bank Loan: By availing a loan for 90% of the registration amount from banks like ICICI, with a minimum fee of ₹3,742 (including GST) and pro-rata interest. One had o pay total fees by ICICI and 10% or registration fees to avail loan. It means a total of (Rs 10769 +10%(310800)) = (Rs 10769+31080) i.e Rs 41849/- for 120 sqm plot. 

Plot Categories and Pricing:


Note: ICICI Bank charged a processing fee of ₹3,000 + 18% GST (₹3,742 total) for providing a loan at 11% interest for 75 days, calculated on the registration amount. The interest was on a pro-rata basis and refundable upon receipt of payment.

🎯📈🏡 The scheme’s affordability and location advantages, combined with a lease period of 90 years, made it a lucrative option. The transparent allocation process further boosted its appeal.


Application Details

📝🌐🛡️ The process of filing an application for the RPS08(A)/2024 scheme was simple and widely available through online portals and the official YEIDA website. Comprehensive guidelines and necessary steps were provided, ensuring accessibility for all interested applicants.


How I Saved Money and Enjoyed Perks

💳🎁💸 Although I didn’t win a plot in the draw, I managed to turn the situation to my advantage by using my credit credit card to pay the application registration fee (without any additional convenience charges). Moreover, I received valuable coupons as part of the card's perks program. Depending on the plot size, one could easily save money compared to bank loan fees and interest charges.

For instance:

  • For a 120 sq. meter plot, the total ICICI loan fees were ₹10,769. By using a credit card with no convenience fee, I saved this amount entirely.
  • Similarly, for a 250 sq. meter plot, the ICICI loan fees were ₹18,431. Again, using a credit card meant avoiding these charges while earning cashback and coupons.

🔄💼✅ Once the draw results were announced and I was refunded the application amount, I promptly used the refund to clear my credit card balance. In the end, I successfully rotated the money without incurring any extra costs while enjoying the credit card benefits. However, this approach is only recommended if you are in a position to pay your complete credit card dues on time, as refund timings can be unpredictable. This is purely a lesson in time and money management.
